A-102   SCHEDULE OF WORK

Everything under one contract.

We self-perform carpentry and finishes and hold the licensed subs directly, so you're not chasing five companies. Durations below are typical for a single-space job.

Load-bearing changes, beams and headers, engineered layout, and stamped drawings when the jurisdiction wants them.

Licensed trades held under our contract. We pull the permits and meet the inspector so you don't have to be there.

Drywall, paint & finishes

Level 4 or Level 5 finish, millwork and trim, tile, flooring, and a paint spec you sign off on before we spray.

Cabinetry & fixtures

Shop-built or supplier-sourced, field-templated for stone, and installed by our own carpenters.

Exterior & building envelope

Roofing, siding, windows and doors, decks, flashing details and waterproofing that actually gets inspected.

Punch list & closeout

Walkthrough with you, warranty binder, as-builts, final clean, and lien releases from every sub before the last draw.

You'll always know what happens next.

Most of what goes wrong on a job is a surprise nobody priced. This is the sequence we run on a $4,000 repair and on a $900,000 build-out alike.

Walkthrough

We come look at it, free, and we'll tell you straight if it's not a job we should take.

Line-item bid

A written bid with the allowances named and the exclusions named. No lump-sum mystery number.

Permits & schedule

We pull the permits and hand you a dated schedule with a start and a finish before anyone mobilizes.

One superintendent

The same lead on site every day, regular photo updates, and a written change order before any extra work starts.

05

Punch & closeout

You make the punch list, we clear it, then we invoice the final draw. Not before.

A-105   QUESTIONS WE GET ASKED

Answers before you call.

Yes. A half-day of trim carpentry and a six-figure build-out go through the same process, just compressed. Small jobs are how most of our long-term clients started, and we'd rather do yours well than turn it away.

We won't guess at it over the phone, because a number pulled out of the air helps nobody. After the walkthrough you get a line-item bid with allowances and exclusions written out, so you can see exactly what's driving the price and where you have room to move.

It depends on the scope and on how busy your local permit office is. What we will do is give you a real date rather than "soon" — and if that date is ever at risk, you hear it from us first, not the other way round.

We do, on every job that needs one, and we meet the inspector. If a contractor asks you to pull the permit under your own name, that's them moving the liability onto you.

Just ask. We carry $2M general liability plus workers' comp, and we're bonded on commercial contracts. Property managers can have us added as an additional insured before mobilization — just ask when you request the bid.

A deposit to schedule, then draws tied to completed milestones — never to dates on a calendar. The final draw isn't invoiced until you've signed off on the punch list. We don't ask for large sums up front.

You get a written change order with the cost and the schedule impact, and nothing starts until you approve it. Old houses and old buildings hide things — the goal isn't zero surprises, it's zero surprise invoices.

Yes, and for retail, restaurant and clinical spaces it's often the cheaper option once you count lost trading days. Say so in your bid request and we'll price both ways.
